Vision

Urban Harmony is a solution to the demands of a major part of modern urban living, providing an independent and integrated community within a largely self-managed facility.

Mission

Urban Harmony will provide exceptionally high quality accommodation and facilities for residential, commercial, retail, leisure, social solutions responding to local needs and opportunities to build self-sufficient and mutually supportive urban communities.

Strategy

From a top-level Strategic Management perspective, Urban Harmony will be more ambitious and better focused than is traditionally seen in businesses seeking to compete for market share, based on price. With the traditional approach, potential is limited by the existing perceptions of the market.

The core strategy of Urban Harmony is founded in innovation and transformation, each directed to change and redefine the market and its expectations, creating new opportunities and solutions, but managed through tried, tested, proven strategic management skills and techniques.

The Market

Locations

Urban Harmony will be targeted initially on locations with strong but restrained economic potential, particularly areas where employers are unable to meet their demand for staff.

The Clients - Residential

Postgraduate and Postdoctoral

All of the major UK universities for many years have identified considerable difficulty in finding suitable accommodation for postgraduate and postdoctoral students and researchers as well as supporting technical staff and even academic faculty.

Other Young Professionals

Young professionals building a career look for good quality living accommodation not subject to the risks of short tenancy agreements.

Key Workers

Pressures on public sector finances restrict the abilities of a wide range of employers to pay market competitive wages and salaries.

The Clients – Commercial

Scientific, Technical and Light Industrial

As the UK economy is steered towards higher value activities, the demand for suitable business premises near to where people live is increasing.

Retail and Leisure

Each Urban Harmony development will include retail and leisure facilities appropriate to the profile of the tenants and the wider community.

Hotels

Wherever major employers are located there is demand for high quality hotel accommodation and longer-term accommodation for executives on placement or senior employees moving between international locations on a regular basis.

The Clients – Social

The commercial viability of the Urban Harmony project is enhanced by detailed attention to specific requirements that in traditional, disjointed developments are regarded as “social” add-ons, usually provided only as a compulsory component of planning permission.

Governance and Ethical Standards

Unlike most major development projects, the completion of an Urban Harmony project will not signal the end of our involvement, nor the usual and inevitable gradual decline and degradation of facilities. Sustainability is more than a convenient buzzword for the Urban Harmony concept.

The Practicalities

The Concept Summarised

A primary objective of the Urban Harmony community is to create an almost totally independent and interdependent community that will control and govern the facility for the benefit of all the residents and businesses.

Business Founders & Core Management Team

We would make clear that the founders will not be laying bricks, painting walls or laying cables! Our expertise lies elsewhere and so a fully experienced, competent group of executives and companies with real sectoral and functional expertise will be appointed.

Legal representation will be via Fox Williams LLP (London) who will of course develop, scrutinise and monitor every individual contract.

Our Financial and Funding Advisers are based in London.

All expenditure will be authorised as per the Urban Harmony Business and Financial plan, and reported electronically each quarter to investors.

All contracts will be subject to English Law.

Geographic Areas

Growing Cities

When coupled with the need for thousands of homes, commercial property, schools, leisure centres and social care facilities, major cities and adjacent locations can prove ideal as they are usually starved of investment. Local, regional and city councils need extensive support both financially and operationally to maximise opportunities.

Housing, affordable, social and private residential (the initial estimate is some 3000 homes) will be included in Urban Harmony projects in line with future population growth and profiles.

Integration of existing communities will be critical to smooth the flow of planning approval as well as getting the Urban Harmony community off to a fine start.

Commercial office space, technology centres and light industry will be located within the project area to make available jobs to enhance the well-being of all citizens within the new community.

The required and surrounding land would, by choice, be purchased. If this is not possible, a long lease or JV will be required.

Many innovations in the areas of energy, water recycling, heating, waste management, conservation, sustainability, building materials, parking facilities, personal and property security to name but a few, will be introduced into the project. A specific task will be to make this community accessible for the disabled.

The total investment is expected to be £1.5bn, phased over 2 to 5 years. We will at an appropriate time provide proof of funds for authenticity, when meeting the various authorities for more detailed discussions.

Other UK Cities

Initial research has revealed significant opportunities for Urban Harmony in a number of other cities , where the growth and development is hindered by the lack of available, high quality, affordable accommodation.

Many cities with major successful universities and thriving revitalised economies report similar problems. Urban Harmony provides a realistic and viable solution with massive benefits to all stakeholders.

Summary

Urban Harmony responds to the complications, constraints and problems facing all major urban development projects in integrating solutions to housing, commerce, employment, social needs and aspirations.

For the investor Urban Harmony creates an unequalled and secure investment proposition with potential for capital and revenue growth. Urban Harmony is highly focused on commercial reality and is not in any way just another speculative building scheme.

For the residents Urban Harmony provides high quality housing with the assurance of long-term stability.

For the commercial sector, Urban Harmony creates a high quality, local catchment population and an attractive environment for additional visitors.
